Building Works Schedule

The Building Works Schedule is in two parts. Part 1 contains a guidance to users, preambles and preliminaries and Part 2 contains the compilers notes, schedule of descriptions and a schedule of basic prices. It has been designed for work with a maintenance and refurbishment bias. The lower productivity and labour intensive nature of such work is reflected in the minute values for all items.

Part 3 (a separate volume) contains the standard minute values for the labour rates in the Building Schedule. As such it is a companion volume to the Building Works Schedule and should be used in conjunction with it. The printed format and page layout of the two volumes are identical.

NOTE: The Electrical and Plumbing services contained in this document are to be used where the works comprise small domestic repairs and modifications forming a minor part of the building works. For Electrical and Plumbing rates where the works are more substantial then the separately published Mechanical and Electrical schedules should be used

USERS ARE REMINDED THAT THE NATIONAL SCHEDULE IS NOT A PRICING BOOK; FURTHER, THEY ARE ADVISED TO TAKE A SELECTION OF RATES IN THE NATIONAL SCHEDULE AND TEST THEM AGAINST THEIR OWN DATA ON A REGULAR BASIS.

Users are advised that the National Schedule has been completely reviewed, with this new version first produced in 2002-2003. In addition to this the preambles have been totally revised in accordance with the National Building Specification (NBS). Users are to check the new preambles to ensure they meet their particular requirements.

Effective Date of Schedule

The National Schedule is published annually in August of each year to include latest promulgated wage rates and prices for materials and plant. Users' attention is drawn to base dates for labour and materials given in the Compiler’s notes and to the listed basic prices. Users are advised that the rates in this Schedule are deemed to be effective as from the1st August each year.

MTC Contract

Users are to note that the 2006 version of the MTC contract (MTC 2006) has now been published. A number of changes have been introduced and consequently sections C-F have been revised to accommodate these. Where MTC 98 contracts are being used, users should refer to the prelims in the 2006 – 2007 version of the schedules
